JLL to Sell La Ville Condominium among Other Freehold Properties
As the appetite for freehold residential properties increases, owners of La Ville, a 40-unit condominium along Tanjong Rhu Road, have put it up for en bloc sale and appointed JLL Singapore as their marketing agent.
They have put the reserve price for the property at S$152 million, and the public tender closes on June 19.
This District 15 site, which is in the neighbourhood of Fortville and Fort Gardens, sits on an area 47,012 sq ft in size, and its gross plot ratio is 2.1. As such, the property psf ppr is around S$1,540.
La Ville is not the only property launch for collective sale in this prime district. JLL is also handling Freehold Margate Point which public tender close on June 6.
Not only is its freehold status attractive, its proximity to popular recreation facilities is.
There is the Singapore Sports Hub close by, for example and the Indoor Stadium which is just beside it together with Leisure Park Kallang.
Wonderful attractions like Gardens by the Bay and the East Coast Park are also in the neighbourhood.
Developers are likely to be attracted to the fact that there are decent schools within the vicinity of La Ville.
Three that are within a kilometre range or thereabouts are Dunman High School, Broadrick Secondary School, and Chung Cheng High School.
It is also alluring the fact there are vibrant shopping facilities close by as well as other social amenities.
There are banks nearby, restaurants, supermarkets, as well as other retail outlets. In fact, the popular Parkway Parade Shopping Centre is only a couple of minutes’ drive from the La Ville site.
Connectivity to La Ville is great
It is easy to get to, and away from, the La Villa site, as there are three MRT stations within a distance of a kilometre or so. They are the CC7 Mountbatten, the CC6 Stadium, and the CC8 Dakota.
The upcoming Katong Park MRT Station which will complete in 2023 is very near to the freehold site. Its only 4 mins walk away.
