Jansen Mansions En Bloc 2022 – 999-Yr Leasehold Land For Sale
Jansen Mansions, a rare 999-year leasehold property in Kovan, has been put up for collective sale via public tender at a reserve price of $18.9 million.
Based on the $18.9 million reserve price, this translates to a land rate of $855 psf per plot ratio, including development charges and the bonus 7% additional balcony area.
According to PropNex, their sole marketing agent, this is the third time the owners have attempted a collective sale.
The last effort was in February of last year, when the residential development was put on the market with a reserve price of $19.8 million, before being dropped to $18.5 million in August 2021 during a tender relaunch.
Prior to that, the Jansen Road redevelopment site was put up for collective sale in 2018 at $22 million.
PropNex revealed that more than 80% of the owners of the 12-unit development have agreed to the collective sale.
Jansen Mansions has a land plot size of 16,593 square feet with a plot ratio of 1.4. It is designated for residential use.
It was built in 1990 and has a gross floor space of 23,230 square feet.
The Jansen Road site, according to Tracy Goh, PropNex’s head of investment and collective sales, may be rebuilt into a new boutique residential development with 21 units averaging 1,076 square feet.
She goes on to say that such a development is great for family offices and developers wishing to capitalize on strong local demand and sales momentum.
The public tender for the Jansen Mansions site will close at 2 p.m. on June 28.
