Tracy Goh, PropNex’s head of investment and collective sales, said: “With Jurong’s rapid transformation, we can expect more businesses to relocate there, resulting in a rise in employment creation.”

She stated that there is a tremendous pent-up demand for new luxury homes in Jurong area due to the restricted number of private residential projects that have been launched in recent years.

STB‘s Ambitious Plan To Transform Jurong Lake District Into a Vibrant Tourism Hub and Bustling Commercial Centre
Great news spread across the west zone of Singapore whereby Singapore Tourism Board (STB) are looking for suggestions to build and run an integrated tourism development in the Jurong Lake District.
STB stated clearly in a statement that the new lifestyle and tourism hub will include high-quality housing as well as a mix of attractions, retail, food and beverage, and entertainment services.
Technology, “edutainment,” and sustainability should all be prioritized in the development, according to STB.
It should also be well-integrated with the surrounding Jurong Lake District through a network of pedestrian-friendly streets and well-designed public spaces, the board stated, complementing existing adjacent wonderful attractions such as the new Science Centre and Jurong Lake Gardens.
Jurong Lake District – Center of Growth
In 2019, STB announced plans to develop a 6.8-hectare land near to Jurong Lake into a lifestyle and tourist center as part of the 410-hectare Jurong Lake District, Singapore’s largest commercial district outside of the CBD.
Over the next two decades, the Jurong Lake District will be the center of growth, with the government prioritizing the sale of land inside the district.
More than 120 hectares of property in the vicinity will be accessible for development over the next 30 years.
The area would provide more than 100,000 new jobs and 20,000 new residences when fully developed, according to STB, who also stated that the site will be served by four major rail lines by the early 2030s, including the North-South, East-West, Jurong Region, and Cross-Island lines.
The target tourism development site is proximity to the intersection of Jurong Town Hall Road and Boon Lay Way adjacent to the Chinese Garden MRT station and the planned new Science Centre, which will relocate from its current location in the mid-2020s.
Tender Requirements
According to the board’s tender materials, the development’s attractions should be original and unique in Southeast Asia and/or the world, particularly with a strong focus on science, media, and technology.
It was said that the attractions should not compete with the nearby Science Centre.
The hotel should appeal to a wide variety of age groups, including families with small children and active older residents, according to STB, and should set itself apart from other hotel developments in Singapore.
Base on STB predictions, the new developments should draw at least one million local and international tourists every year.
Bidders must also submit detailed plans for content update during the lease term.
According to market analyst, the request for proposals is timely, because the tourism sector is expected to grow in the coming years, with estimates putting the year 2025 as the year tourism numbers will return to pre-pandemic levels.
Many believe that target development site has the potential to become another tourist hub outside of the city center, similar to Sentosa or Mandai, due to its wide accessibility, proximity to all complementary attractions, and an existing population that will fuel & support local demand for these magnificent attractions.
