Marketing firm OrangeTee Advisory announced on September 13 that Euro Asia Park, a freehold site in District 13 will be put up for collective sale by public tender with a reserve price of $500 million.

Euro Asia Park is a low-rise development that was completed in 1996 and contains a total of 163 apartments.

It covers a land area of about 129,793 square feet and has a gross plot ratio of 2.8. The land is designated for residential development. This is according to the URA Masterplan.

The maximum permissible gross floor area (GFA) for the site is 338,860 sq ft, including a 7% bonus floor area for private outdoor areas. The reserve price equates to a land cost of $1,520 psf ppr, plus a $71.5 million land betterment fee.

Upon redevelopment, the site might provide up to 397 additional apartments, pending clearance from the appropriate authorities. For this reason, a Pre-Application Feasibility Study (PAFS) is being done right now.

According to Marcus Oh of OrangeTee Advisory, “The Euro Asia Park site is being made accessible at a time when there is a very limited supply of land parcels available in the Rest of Central Region (RCR),”

He believes that it is worthwhile to seek and hunt for developers who are interested in restocking their rapidly diminishing land holdings.

He also said that the land is freehold, has good transportation connections, and is close to facilities that are easy to get to. All of these things are good reasons to buy the freehold plot.
