
Fourth Time Lucky? Gilstead Court Seeks S$198 Million Buyer
The freehold District 11 site could accommodate up to 98 private homes, with its tender closing on October 13, 2026
Gilstead Court is returning to Singapore’s collective sale market with its highest reserve price yet.
The freehold development at 52 Gilstead Road has been launched for sale at S$198 million after securing consent from more than 80% of its owners. This marks its fourth collective sale attempt.
JLL is the exclusive marketing agent, while the tender will close on October 13, 2026.
What the S$198 Million Price Means for Developers
The reserve price translates to approximately S$1,874 psf ppr. After including the 7% bonus balcony gross floor area, the effective land rate falls to S$1,751 psf ppr.
According to JLL, no land betterment charge is expected because the site has a high development baseline.
This gives developers greater certainty over the total land cost.
However, the S$198 million price remains a major increase from the S$153 million reserve used in 2019.
A buyer must therefore be confident that future homes can achieve sufficiently strong selling prices.
Freehold Site Could Accommodate Up to 98 Private Homes
Gilstead Court occupies a 75,479 sq ft residential site with a gross plot ratio of 1.4.
Subject to approval from the Urban Redevelopment Authority, it could be redeveloped into a five storey project with up to 98 apartments.
Each home could have an average gross floor area of about 1,076 sq ft.
The relatively low density may suit a boutique freehold development aimed at families and buyers seeking greater privacy.
Recent Newton Land Sales Support the Reserve Price
Recent government land tenders near Newton MRT have produced land rates close to the Gilstead Court asking price.
The Bukit Timah Road site was acquired for S$566.3 million, or about S$1,820 psf ppr.
The Peck Hay Road site received a top bid of S$542.4 million, equivalent to approximately S$1,865 psf ppr.
Gilstead Court’s headline rate of S$1,874 psf ppr is slightly higher. However, its bonus adjusted rate of S$1,751 psf ppr falls below both benchmarks.
Gilstead Court also offers freehold tenure, unlike the 99-year government sites. Its disadvantage is scale, since it can accommodate only 98 homes while the larger government sites can support more than 300 units each.
Why Developers May Watch the Gilstead Road Location
Gilstead Court is located within an established private residential enclave between Newton and Novena.
Residents have access to Novena MRT station, Newton MRT interchange, United Square, Velocity, Square 2 and Newton Food Centre. Orchard Road and the Central Business District are also easily accessible.
Nearby schools include Anglo Chinese School Primary, St Joseph’s Institution Junior and Singapore Chinese Girls’ Primary School.
The combination of freehold tenure, central connectivity and a low-density environment could support a premium residential concept.
Gilstead Court’s Previous Collective Sale Attempts
The owners’ first attempt in 2008 failed to secure the required 80% consent.
A later attempt secured a S$150.17 million offer from Tuan Sing in 2013.
However, dissenting owners challenged provisions that imposed additional legal and administrative expenses on non-consenting owners.
The Court of Appeal overturned the sale in 2015 after finding that the transaction had not been conducted in good faith.
The decision became an important precedent for Singapore collective sales.
Gilstead Court returned to the market at S$168 million in 2018, but the tender closed without a successful bid.
The reserve price was reduced to S$153 million in 2019, although the relaunch also failed to find a buyer.
Why the Fourth Attempt Could Be Different
The latest attempt is supported by stronger land values in the Newton area and recent developer demand for well-located residential sites.
Gilstead Court also offers several advantages:

The main challenge is the limited number of homes. A developer must spread the land, construction and marketing costs across no more than 98 apartments.
Proposed Collective Sale Rules Add New Context
Gilstead Court was completed around 1978 and is approximately 48 years old.
Under amendments proposed by the Ministry of Law, the collective sale consent threshold for developments aged 40 to 59 years could be reduced from 80% to 70%.
The changes have not taken effect. Gilstead Court has already secured more than 80% consent, so its current tender does not depend on the proposed threshold.
Tender Closes on October 13
Developers have until October 13, 2026, to submit their offers for Gilstead Court.
Interest is likely to depend on whether buyers believe a 98-unit freehold project can achieve the selling prices needed to support the S$198 million land cost.
The tender result will provide a fresh indication of developer appetite for smaller freehold redevelopment sites in the Newton and Novena area.
