Balestier Regency Collective Sale Relaunched in 2026

Balestier Regency Collective Sale Relaunched in 2026

Balestier Regency is returning to the collective sale market with an unchanged guide price of S$255 million.

Located at 4 Jalan Ampas, the freehold condominium in District 12 comprises 72 residential units. Its latest relaunch follows several unsuccessful attempts dating back to 2013.

With its city fringe location and potential to accommodate up to 161 new apartments, the development offers another opportunity for developers seeking freehold residential land in Singapore.

Balestier Regency first attempted a collective sale in 2013 but failed to secure sufficient support from owners.

Another attempt in 2018, with a guide price of S$218 million, ended without a successful buyer.

Subsequent attempts also failed to secure a completed sale.

Following its May 2026 sale exercise, Balestier Regency is back on the market, maintaining its S$255 million guide price.

The latest exercise will test whether developers see sufficient value in the site despite its previous unsuccessful sale attempts.

Freehold Site Could Yield 161 New Homes

Completed in 1990, Balestier Regency occupies approximately 61,931 sq ft of freehold land.

Under the URA Master Plan 2025, the property is designated for residential development, allowing a gross plot ratio of 2.8.

According to marketing agent SRI Capital Market, the property could potentially be redeveloped into a residential project with up to 161 apartments, subject to regulatory approval.

At the proposed S$255 million sale price, the land is valued at approximately S$1,473 psf ppr, factoring in the estimated land betterment charge.

With the applicable bonus balcony floor area, the effective land rate is approximately S$1,437 psf ppr.

Balestier Location Offers Everyday Convenience

Situated near Balestier Road, the development enjoys access to an established residential neighbourhood with shopping, dining and healthcare amenities.

Popular neighbourhood destinations such as Shaw Plaza, Zhongshan Mall and Whampoa Market & Food Centre are all within easy reach of the condominium.

The nearby Novena precinct also offers shopping malls, medical facilities and convenient transport connections.

For developers, the combination of freehold tenure, established amenities and city fringe accessibility could support demand for a future residential project.

What the Sale Could Mean for Owners

For existing homeowners, a successful collective sale could provide an opportunity to unlock the redevelopment value of their ageing property.

However, the actual proceeds received by each owner would depend on the agreed method of distributing sale proceeds and applicable expenses.

Owners would also need to consider replacement property prices and relocation costs.

With the development now approximately 36 years old, an en bloc sale could offer an alternative to maintaining and upgrading the existing estate.

Tender Closing on 12 November 2026

SRI Capital Market is the exclusive marketing agent for the latest collective sale exercise.

The public tender will close at 3pm on Thursday, 12 November 2026.

Interested developers will have the opportunity to evaluate the site’s freehold status, redevelopment potential and S$255 million guide price before submitting their bids.

The tender results will reveal whether Balestier Regency’s latest collective sale attempt can finally attract a suitable buyer.
