Charming Garden Condo En Bloc Sale – Prime D10 (CCR)
A press release from marketing firm Colliers on December 5th said that Charming Garden Condo, a rare prime 999-year leasehold site in District 10, will be put up for collective sale by public tender.
Charming Garden Condo has 32 apartments and is at 138 and 140 King’s Road. It was built in the 1980s.
The property has a reserve price of $175 million, which equates to $2,096 per square foot per plot ratio (psf ppr) or $2,074 per square foot on the land area.
Upon successful sale of the site, and depending on the size of their unit, the owners might individually profit between S$5 million and S$6.8 million, according to Colliers International.
The upcoming redevelopment’s apartments are anticipated to sell for roughly S$3,200 per square foot, it said.
Charming Garden Condo, which is a four-storey residential development, is built on an elevated plot of 84,357 square feet.
The site redevelopment, according to Colliers, will have a gross floor area (GFA) that does not exceed the confirmed current GFA of approximately 83,490 sq ft. The site is not eligible for the bonus GFA plan, and there is no land betterment charge.
Tang Wei Leng of Colliers believes that developers and ultra-high-net-worth individuals will be interested in this prime site because it has a 999-year leasehold tenure and is in “one of Singapore’s most prestigious residential enclaves, which is mostly made up of landed housing.”
Schools in the area include Raffles Girls’ Primary School and Hwa Chong Institution.
In addition to the Farrer Road MRT station, which is five minutes away on foot, further nearby amenities include the Singapore Botanic Gardens and Empress Road Market and Food Centre.
Proximity to all these essential amenities makes the en bloc site very attractive to any developers; if they are shopping for prime sites, this should be on their list of targets.
The public tender for the Charming Garden site will close on January 17, 2023, at 3 p.m.
